real estate. Among our more recent industrial projects is a 1 million square foot building in the Mid-Atlantic area. Below
is a brief property description:
Property Description: The subject is four, Class A
distribution and storage warehouse buildings, all constructed to be
multi-tenanted. As of the
date of
valuation, the units range in size from 42,403- to 508,171-square feet. There is on-site parking of
938-spaces. The total rentable
building area of the park is 1,332,275-square feet with minimal to no office
space in the units, 30-foot clear ceilings, and cross docks in each building
except one which only has rear dock facilities. The gross building area is 1,333,007-square feet and the
difference is negligible with the additional inclusion of a small pump
room. The subject is a unique
property that would be a strong asset if the buildings sold either together or
separately.
General Approach to Industrial Properties:
The client base has varied greatly as has the purpose of the appraisal reports. Industrial buildings have such unique characteristics
that are glossed over by many observers. These range from ceiling heights (below the truss line), dock doors and their location
and access, etc.
